Getting your sale ready
The single most useful thing a seller can do is help the contract pack go out quickly. Your solicitor will usually ask you for:
- Identity and onboarding checks
- Completed property information and fittings & contents forms
- Documents you hold, such as guarantees, certificates and planning or building regulation paperwork
- For leasehold: details of the freeholder or managing agent
When these are complete, the contract pack is issued to the buyer’s solicitor.
What your sale quote covers
- Legal fees for the sale
- VAT where it applies
- Expected disbursements, such as copies of title documents
Additional work — for example a leasehold, a mortgage to redeem or title issues — and third-party charges can affect the final amount. See how conveyancing costs work.

Common questions
When is my contract pack sent to the buyer’s solicitor?
Your solicitor issues the contract pack as soon as the required documents and onboarding checks — such as identity checks and completed property forms — are complete. Returning forms and documents promptly helps.
How long will my sale take?
We don’t set a sale timescale. Once the contract pack is issued, completion depends on the buyer’s solicitor, the buyer’s mortgage and searches, the chain and any outstanding requirements.
I’m selling a leasehold flat. What’s different?
Leasehold sales usually need management information from the freeholder or managing agent, which can take time and may carry a fee charged by them. Choose leasehold on the form so your quote reflects this.
I still have a mortgage. Is that a problem?
Not at all. Your solicitor will obtain a redemption figure from your lender and repay the mortgage from the sale proceeds at completion. Tell us on the form if there is a mortgage to redeem.
I’m buying and selling. Can you help with both?
Yes. Call 0333 335 7069 or WhatsApp 07356 285 287 so we can coordinate both quotes and discuss your chain.
